Project overview

Mr. Sahib Arora's 12,000 square foot residence in Sainik Farms, Delhi, is conceived as a layered journey rather than a collection of grand rooms. The home moves from a monumental entrance into formal entertaining areas, intimate family spaces, private retreats and expansive outdoor settings. The scale of the residence gives the design room to be generous, but the brief required more than visual grandeur: the family wanted a home that could host, gather, withdraw and change pace without losing its sense of continuity. Studio GENESIS developed a contemporary classical language in which symmetry, mouldings and panelled surfaces are balanced by modern furniture, softened lighting and artwork. Each room has its own degree of formality, yet the transitions between them carry a clear material and proportional rhythm.

The challenge

The primary challenge was to create a grand and luxurious residence without making it excessively ornate or emotionally distant. A large home can easily become a sequence of impressive but unrelated spaces, with circulation treated as leftover area. Here, the entrance, formal rooms, family zones and outdoor areas needed to feel like parts of one experience. Privacy also had to be layered carefully so that guests could move through the public areas without crossing private routines. The execution required close coordination across architectural detailing, joinery, lighting, furniture, landscape edges and durable exterior materials, because a change in one layer could weaken the balance of the whole residence.

Design approach

The entrance establishes the home's scale through a deliberate sequence of threshold, pause and reveal. Travertine stone gives the arrival spaces a grounded, tactile quality, while timber slat screening filters views and creates a sense of movement without closing the plan. In the formal living and dining areas, classical proportion is interpreted through panelled surfaces, moulded edges and carefully spaced openings rather than heavy ornament. Curved furniture softens the geometry and creates smaller conversational groups within the larger rooms. Fluted elements and glass balustrades bring rhythm and lightness to transitions, especially where stairs or double-height connections are involved. The family areas shift towards warmer timber, softer upholstery and more relaxed lighting so the residence does not remain formal at every hour of the day. Modern artwork and sculptural lighting act as points of focus, but each is placed within a larger composition of wall, ceiling and furniture. Dark stone paving extends the material language outdoors, where the landscape and seating areas become another room in the sequence rather than a separate backdrop. During execution, the studio used coordinated setting-out for panel joints, lighting centres, railing lines and joinery so the long views through the home stayed composed. The finished residence achieves its sense of luxury through proportion and continuity: classical references provide order, while contemporary details, controlled texture and usable furniture keep the house alive.
